How Do I Determine if a Building is Attached

Determining if two structures are attached helps determine the requirements and setbacks applicable to your project.

 

The Buildings must be connected and share a common wall of at least 25% of the length of the longest wall line of either building, or be connected by a structure that meets all the following criteria:
  1. Must be a minimum of 25 % of the length of the longest wall line of either building.
  2. The length of the breezeway shall not exceed more than 1 ½ times the width of the breezeway and the front façade of all connected buildings, including the breezeway, shall not exceed 75% of the lot width.
  3. Must have roof framing that is tied into the roof framing of at least one of the structures being connected.
  4. Must be supported by a foundation or a slab on grade and extend from grade to the breezeway roof and meet building code requirements for structural integrity.
  5. The connecting structure wall must contain architectural elements such as windows, doors, trim, and roof lines compatible with the main structure. The design of the breezeway must be submitted with plot plan, plan view and elevation drawings and be approved by a member of the Community Development staff.
